What's changed in the last 18 months

Salem has evolved over the last 18 months from a secondary market to a primary destination for buyers. State government employment provides recession resistance, and the influx of Portland buyers seeking more space has been consistent. The south Salem corridor — where most of the quality new construction lives — has seen meaningful price gains. Downtown revitalization has been slow but real, and the Riverfront Carousel District is genuinely charming now.

Who this neighborhood is really for

Salem works for almost every buyer type — which is both its strength and its challenge. First-time buyers can still find starter homes under $300k in established neighborhoods. Move-up buyers get excellent square footage per dollar. Investors find the rental market supported by state employment and Willamette University. If your priority is maximizing options and flexibility, Salem delivers that more than anywhere else in the valley.

What I tell my buyers

Salem is the market I recommend when buyers are undecided and want to keep their options open. It's big enough that inventory moves regularly, diverse enough that you can find almost any property type, and stable enough that you're not overpaying for hype. The school ratings vary more than in Corvallis — North Salem and South Salem school districts tell different stories, and that matters a lot to families. Do your research on the specific zone before you commit.
