Corvallis has tightened dramatically in the last 18 months. The combination of OSU's steady employment base, a national reputation for livability, and extremely limited buildable land has kept inventory persistently below 1.5 months — even as interest rates climbed. Remote tech workers priced out of Portland have found Corvallis and they're staying. The north Corvallis new construction corridor is the only meaningful supply release, and those homes are moving fast.
Who this neighborhood is really for
Corvallis is for buyers who prioritize education above all else — the school ratings here are genuinely the best in the region. It's also for professionals working at OSU or in Corvallis's growing life sciences sector, buyers who want actual walkability rather than car dependency, and anyone who places high value on having a real downtown. Expect to pay a premium for all of it.
What I tell my buyers
When I show Corvallis to buyers who've been shopping Albany, I tell them upfront: you'll get less house for more money, and you'll be competing harder for it. But if schools and walkability are your top criteria, no other city in the valley comes close. It's one of the most defensible real estate markets in Oregon — employment is stable, land is constrained, and demand is structural.
